Why verification
A property is only shown once it holds up.
In northern Morocco, the gap between a listing and the reality behind it can be wide. A photo says little about the title, the boundaries or what a place will actually cost to make right.
So we do the work before you do. Every property passes through the same review — title, legal status, location, condition and price coherence — before it ever appears in front of you. If it does not hold up, it does not get listed.
The result is simple: what you see is already checked. Fewer surprises, clearer decisions, and a file that is ready when it matters.
Our review
Six checks before publication.
- 01 · Title deed
Who really owns it.
We trace the origin of ownership and confirm the seller is the rightful owner — with no mortgage, lien or undisclosed co-owner attached to the property.
- 02 · Legal status
Titled or not.
We establish whether the property is titled (titre foncier) or held under melkia, and flag easements, boundaries and any dispute before anything is published.
- 03 · Location & access
Where it actually is.
We confirm the real location on the ground — the access road, the surroundings and the distance to services — not just the address on paper.
- 04 · Condition
The honest state.
We look past the photos: structure, humidity, the works genuinely needed and their real cost, so nothing surfaces after you commit.
- 05 · Price coherence
A fair number.
We compare the asking price to recent, comparable sales in the same city and neighbourhood — Chefchaouen, Tétouan, Tangier and the coast each read differently.
- 06 · Documents
Papers in order.
Permits, property tax, service charges and syndic status are checked to be current, so the file is ready when you reach the notary.
