A market driven by major projects
The Tanger Med port, the high-speed rail line and new road networks make Tangier one of the leading property hubs in the north. The 2030 World Cup is accelerating value further, with the modernised grand stadium and the extended corniche.
In 2024, residential developments grew by around 8%, and prices are rising by roughly 4 to 6% a year.
Remarkable rental yields
In Tangier, gross rental yields often sit between 7 and 9%, well above the averages of Casablanca or Rabat. Sea-view apartments, especially along the corniche, remain in strong demand.
In the most sought-after districts such as Malabata, prices exceed 13,500 dirhams per square metre.
Tangier and its coastal constellation
A short distance away: Tétouan, Martil, Cabo Negro and M’Diq, with their marinas, beaches and an intense summer season. Each town calls for its own reading — intended use, seasonality, exact location.
That local reading is exactly the work we do before proposing a property.
